Objectives:

ONE

SAY NO TO EXTORTIONATE FEES

We don’t charge extortionate commission to “introduce” a prospective buyer or tenant. We believe that 5% to Let or 1% to Sale arereasonable. These rates will remain as such. This is not a one-off promotional offer. The introduction of a prospective applicant is not rocket-science, but does it justify the fees? A solicitor trains for 7 years post A-levels to become qualified; their average fee is about £500 but an Agent can charge in excess of £5000 for the same transaction! Is this justified? Our services and standards will always be our strenghts, and at our core, we are Estate Agents who are excellent at selling or letting all our clients' property.

TWO

SAY NO TO STEALTH ADMINISTRATION FEES

We don’t charge “stealth” administration fees (which could be up to £375 to print a few letters). If you are to instruct any agent, it is worth knowing exactly what “other” charges they may charge! Stealth charges include up to £375 to draft a pre-printed Tenancy Agreement and various other add-ons, as well as penalties (normally at the end of a Tenancy). We believe in complete transparency! We only charge 5% (+VAT) for Lettings and 1% (+VAT) for Sales. Nothing more... and this is also based on a NO SALE NO FEE service.

THREE

LOBBY FOR CHANGE

We don’t believe in the “elite” members only associations currently, proclaiming to regulate the industry. Associations are generally created by Estate Agents, and not a professional government body. And to join, an extortionate membership fee is levied… as well as annual renewal fees and add-ons etc… These fees are possibly there for the benefit of its founders and not necessary the industry or the public. (NB: We are not against them but we don't 100% believe in them).

We are lobbying for proper legislation and government regulation. Regulatory bodies such as FSA (Financial Services Authority) and the Law Society are government regulatory bodies for the financial and legal industries respectively. As part of the service industry, we strongly believe that the government should set up a committee or regulatory body to legislate the Estate Agency Industry, to include mandatory Licences and Indemnity Liability Insurance.

We are part of the OEA.
