The Area

Between the Commons
The area between Clapham and Wandsworth Commons is immensely popular, and always in great demand as it has a wonderful village atmosphere. It is ideal for young families and those looking for a lively area in which to live and socialise. Homes are predominantly Victorian and Edwardian family houses ranging from three bedroom to six bedroom in size, as well as some later 1920/1930's houses. During the seventies and eighties division of properties has provided a number of converted flats for first time buyers. Northcote Road and Webbs Road provide a wealth of interesting shops together with many fashionable restaurants and wine bars. Highly regarded local schools include Belleville and Honeywell infants junior state schools and Broomwood Hall, Northcote Lodge and Thomas's private schools. There are a number of nursery schools too. Transport facilities are excellent with a choice of rail transport from Clapham Junction and Wandsworth Common mainline stations (for Waterloo and Victoria) or Clapham South underground station (northern line). Bus services are also frequent.

Nightingale Triangle
This area is situated just south of Between the Commons with a choice of rail transport from either Wandsworth Common mainline station (services to Victoria or Waterloo), Clapham South underground station (northern line) or Balham mainline/underground (northern line) stations. The housing stock is mainly made up of typical Victorian and Edwardian terraced houses and several roads offering attractive semi-basement style and double fronted family houses, particularly around the lovely Nightingale Square. Easy access to local schools which include Broomwood Hall, Northcote Lodge and Hornsby House private schools and the Holy Ghost (a catholic, state primary). There are shops, boutiques and restaurants, including the renowned Chez Bruce, nearby on Bellevue Road and more shops and restaurants on Nightingale Lane.

Clapham
Stunning large houses facing on to the open green expanses of the common may be found on Clapham Common West Side (forming part of a conservation area) and also on Clapham Common North Side. Terraces of Victorian houses abound in the areas to the north side and south side. Abbeville village and Clapham Park are also popular areas with good restaurants and shops on Abbeville Road and on South Side. Schools in these areas include Bonneville infants state school, Eaton House (The Manor) and Parkgate Montessori school. Clapham South and Clapham Common underground stations (northern line) serve this area. Recreational amenities on the common include tennis courts, a bowling green, children's playgrounds, a family café and plenty of space for joggers and dog walkers.

Heaver Estate
A group of roads running between Balham High Road and Tooting Bec Common, designated as a conservation area. Demand has grown steadily here for families hungry for more space and decent size gardens. Streathbourne Road is the most sought after, a wide and tree-lined road with handsome Victorian houses which boast amazing entrance halls with galleried staircases and capacious rooms. Adjacent roads also offer some stunning properties to include some of the largest double fronted houses to be found south of the river at a reasonable price. There are shops and restaurants nearby on Ritherdon Road and the Balham High Road and the smart shops on Bellevue Road are but a few minutes drive away. Many residents have organised school runs from here to Broomwood Hall and Thomas's private schools in one direction and Alleyn's, James Allen's girls school, JAG's prep together with JAP's, Dulwich College and Dulwich Prep in the other. (Another Broomwood Hall school has recently opened close to the Heaver Estate). Tooting Bec underground station (northern line) is the nearest rail transport facility.

Streatham Hill
Relatively unknown but catching up fast. A charming group of roads surrounding the Telford Park Lawn Tennis Club, mostly providing off street parking and good size gardens. Mainly built around the 1880's the properties afford generously proportioned family accommodation. This is a conservation area with a great community spirit and a neighbourhood watch. Many of the residents are keen tennis players making good use of the grass courts at the club and there is a Woodentops kindergarten and pre-prep school in the club house. Streatham High Road is nearby with its many shops. Local schools include Streatham Hill and Clapham High (girls) on Wavertree Road / Abbotswood Road, Broomwood Hall on Garrads Road and Beechwood Day school for boys and girls on Leigham Court Road. Dulwich is a short drive away for James Allen's girls school, JAG's prep together with JAP's, Dulwich College and Dulwich Prep. Streatham Hill mainline station (services to Victoria or the city via Tulse Hill) is the nearest rail transport
